The Triad Team also understands the challenges and limitations involved in crafting housing funding strategies that produce a return on investment with little or no direct subsidy as part of the development of affordable housing for homeownership and rental, family, individual, senior and disabled housing.

The team has worked in conjunction with HUD's Community Development Block Grant (CDBG), Home Investment Partnership and Rental Rehabilitation programs, New Jersey Department of Community Affairs Small Cities Balanced Housing, Neighborhood Preservation Programs, Rental Rehabilitation, the Housing and Mortgage and Finance Agency's Urban Homeownership Recovery Program (UHORP), the Market Oriented Neighborhood Investment (MONI) Program, and the Council on Affordable Housing's Housing Rehabilitation and New Construction Program Strategies.

In providing these diverse services, Triad Associates has been responsible for qualifying prospective applicants for participation in these programs based on income, family size, tenancy requirements, and credit requirements. 

Services involve the confidential interviewing of participants, receiving and thoroughly reviewing documentation to verify an applicant's residency, income and household size. Triad can also assist with mortgage pre-qualifications.  This documentation, some samples are listed below, establishes initial eligibility and provides future benchmarks as needed for continued qualification and/or participation in the programs.
