| The City of Pleasantville adopted the City Center Redevelopment Plan to "provide the mechanism, via a public/private partnership, to create a transit-oriented, mixed use community with a traditional urban fabric within the City Center Area." In order to implement the redevelopment plan, the City retained Triad to prepare a Workable Relocation Assistance Plan (WRAP) for the project and to initiate the relocation of approximately 25 residential households and 30 industrial/commercial businesses located in the City Center area. |

Ft. Dix Street Redevelopment Project

| The Borough of Wrightstown is a small community located in northeastern Burlington County adjacent to the Fort Dix Military Base and the McGuire Air Force Base. It is a community transitioning from dependence on the military bases to self-sufficiency, serving as a town center for its own citizens as well as those from neighboring communities. In order to transition away from military base dependency, the Borough adopted a Redevelopment Plan to encourage downtown renewal and revitalization. The Borough retained Triad Associated to prepare a Small Cities Innovative Development Grant for $540,000 to fund the acquisition and demolition of deteriorated properties and to relocate 7 businesses to make way for the redevelopment of the Central Business District. |

Township of Neptune

| The Township of Neptune designated CityWorks, a not-for-profit corporation, to redevelop the commercial corridor of West Lake Avenue, one of the gateway sections of the Township in decline since the 1960's. CityWorks retained Triad to assist with the preparation of the Workable Relocation Assistance Plan for the project and to relocate approximately 10 residential households and 12 businesses prior to redevelopment. Triad has also been retained to provide acquisition services for approximately 16 properties to be acquired as a result of the project. This includes overseeing the appraisal/evaluation process and engaging in negotiations with property owners. Triad is responsible for all resident outreach, intake, financial processing, case management, and file management. |
